This policy explains how Cube Realty Real Estate L.L.C ("Cube Realty", "we", "us") collects and uses personal data when you visit cuberealtymena.com, send us an enquiry, contact us on WhatsApp, email or phone, attend one of our events, or submit one of our lead forms on Google or Meta. Cube Realty is a real estate brokerage registered with the Real Estate Regulatory Agency (RERA) in Dubai, Office Registration Number (ORN) 54613.

We handle personal data in line with UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data and other applicable law. Where you are in a country whose data protection law applies to our handling of your data, such as the EU or UK, you have the rights that law gives you as well.

2. What we collect

Information you give us

• Your name, email address and phone number.
• Your budget, the properties or developers you are interested in, your timeline and anything you write in a message.
• Your country or city of residence, if you tell us.
• If you go ahead with a purchase: identity and transaction documents (for example a passport copy, proof of address and proof of funds) that developers, the Dubai Land Department, banks and anti-money-laundering rules require.

Information collected automatically

• Your IP address and the approximate location it indicates (country and city).
• Your browser, device and operating system.
• The pages you visit, the page you arrived from, and when you submitted a form.
• Advertising identifiers from the link you clicked to reach us, such as UTM parameters and Google click IDs (gclid).
• Information from cookies and similar technologies. See our Cookie Policy.

Information from others

• Lead forms you complete on Google or Meta advertising platforms.
• Channel partners or other people who refer you to us.
• Developers, when they pass us an enquiry about one of their projects.

3. How we use it

• To reply to your enquiry and arrange a consultation.
• To send you the price lists, brochures, floor plans and payment plans you ask for.
• To pass your enquiry to the right advisor or regional team. We use your country and city for this.
• To manage a purchase with the developer, the Dubai Land Department, banks and other parties involved.
• To meet our legal and regulatory obligations, including identity checks and anti-money-laundering rules.
• To tell you about new launches and offers, where you have agreed to this or where the law otherwise allows it. You can opt out at any time.
• To measure how well our website and advertising work, and to improve them.

We rely on one or more of these legal grounds: your consent; taking steps at your request before entering into a contract, and performing that contract; our legitimate interests in running and promoting our business, where these are not overridden by your rights; and compliance with legal obligations.

4. Who we share it with

We do not sell your personal data. We share it only as needed for the purposes above, with:

• Our advisors and staff, and, where you were referred to us, the channel partner who referred you.
• The developers whose projects you are interested in, for example to check availability or reserve a unit.
• Service providers who process data for us: website hosting and security (Cloudflare), our customer relationship management system, messaging and telephony (including WhatsApp Business), email, and analytics and advertising services (Google and Meta).
• Banks, mortgage providers, the Dubai Land Department, RERA and other authorities, where needed for your purchase or required by law.
• Professional advisors, and a buyer or successor if our business is reorganised or sold.

5. International transfers

Some of our service providers process data outside the UAE. When your data is transferred abroad, we take steps to make sure it is protected, for example by using providers that offer adequate safeguards under the applicable law.

6. How long we keep it

We keep personal data for as long as we need it for the purpose it was collected for: while your enquiry is open, for the length of our relationship, and afterwards for as long as the law requires us to keep records (for example, transaction and anti-money-laundering records). Marketing data is kept until you opt out. When we no longer need data, we delete or anonymise it.

7. Security

We use technical and organisational measures to protect personal data against loss, misuse and unauthorised access, including access controls and encrypted connections. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.

8. Your rights

Subject to the applicable law, you can ask us to:

• give you a copy of the personal data we hold about you;
• correct data that is inaccurate or incomplete;
• delete your data;
• restrict or object to how we use it, including for direct marketing;
• transfer your data to another organisation, where technically feasible; and
• withdraw a consent you gave us, without affecting what we did before you withdrew it.

To opt out of marketing, reply "STOP" to our WhatsApp messages, use the unsubscribe link in our emails, or email us. For any other request, email info@cuberealtymena.com. We may need to confirm your identity first. You also have the right to complain to the data protection authority that applies to you.

9. Children

Our website and services are intended for adults. We do not knowingly collect personal data from anyone under 18.

10. Changes to this policy

We may update this policy from time to time. The date at the top shows when it last changed. Significant changes will be highlighted on this page.
